RENTAL RULES AND REGULATIONS (Beach)



Our Resort complex
720 S. Collier Blvd. Unit 506, Marco Island, Florida 34145


1.
CHECK-IN TIME IS AFTER 3 P.M. EST AND CHECK-OUT IS 10 A.M. EST. NO Early Check-ins.
2. This is a
NON SMOKING unit.
3.
Pets are NOT permitted in rental units under any conditions.
4. We will Not rent to vacationing students or singles under 25 years of age
unless accompanied by an adult guardian or parent.
5.
DAMAGE DEPOSIT- A damage deposit of $300 is required. This is included in the amount due within 60 days of ________, 201__.  The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
A. No damage is done to unit or its contents, beyond normal wear and tear.
B. No charges are incurred due to contraband, collection of rent or
services rendered during the stay.
C. All trash is placed in the trash bin before leaving (which is located on the same floor on the right side of the elevator or downstairs at the loading dock dumpster).

           D. Dirty dishes are placed in the dishwasher. Please strip bed linen off and place in front of laundry door along with dirty towels.  
E. All charges accrued during the stay are paid prior to departure.
F. NO Early check-in or late check-out.
G. The renter is not evicted by the owner (or representative of the owner),
the local law enforcement, the security company employed by My Complex.
6.
PAYMENT - $1000.00 is due with the return of signed contract and rules. The advance payment will be applied toward the total bill due. Please make payments in the form of bank money orders, cashier checks or personal checks payable to Marc Schultz P.O. Box 238, Fairmount, IN. 46928. The advance payment is not a damage deposit. The BALANCE OF RENT is due 60 days prior to _________, 201___. If full payment is not received (60) days prior to _______, 201__, the condo will be rented out to another party and the advanced payment kept. 
7.
CANCELLATIONS - A one hundred twenty (120) day notice is required for cancellation. Cancellations that are made more than one hundred twenty (120) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within one hundred twenty (120) days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.                                     

8. MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to six (6) persons.
9.
INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees
are included in the rental rate.
10.
NO DAILY MAID SERVICE – There is a washer & dryer in our unit for your convenience. We do not permit towel or linens to be taken from the units.
11.
RATE CHANGES - Rates are subject to change without notice. However, rates are firm and fixed for the period stipulated once the Rental Contract and Rules and Regulations are signed and the Reservation Deposit of $1,000 is paid.
12.
FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental
money, and the party will not be permitted to check-in.
13.
WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
14.
PARKING – One (1) assigned parking space is available for our unit. This is space #5 in the parking garage. Additional parking is outside the garage. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner.
15.
HURRICANE OR STORM POLICY - No refunds will be given unless:
   A. The National Weather Service orders mandatory evacuation in a "Tropical
       Storm/Hurricane Warning area" and/or
   B. A "mandatory evacuation order has been given for the Tropical
       Storm/Hurricane Warning" area of residence of a vacationing guest.
      The day that the National Weather Service orders a mandatory evacuation
      order in a "Tropical Storm/Hurricane Warning," area, we will refund:
   A. Any unused portion of rent from a guest currently registered,
   B. Any unused portion of rent from a guest that is scheduled to arrive, and
       wants to shorten their stay, to come in after the Hurricane Warning is
       lifted; and
   C. Any advance rents collected or deposited for a reservation that is
       scheduled to arrive during the "Hurricane Warning" period.

16. All condominium rules are also to be followed

     This includes pool rules and rules of use of common property.
